We currently have an exciting opportunity for an Occupancy Planning Project Manager within our ASI Division located in Poway, CA. This is a flex 9/80, hybrid role.

Under general direction, this position is responsible for management of sites, building utilization, allocation of Common Areas, Office, Manufacturing, Labs, Hangars, and Warehouse space in alignment with organizational needs to optimize building infrastructure.

DUTIES AND RESPONSIBILITIES:
  • Plans, coordinates, and allocates office site and building utilization through Occupancy allocations for entire ASI company portfolio.
  • Develops and recommends long- range plans to meet building infrastructure and site requirements. Reviews and monitors requests for occupancy and space requests and develops and implements plans to ensure company requirements are met.
  • Contributes to the development of timetables and schedules for projects.
  • Collaborates with company support departments (i.e. Facilities, Security, EH&S, and ITS) to develop design criteria and prepare layout and detail drawings.
  • Serves as a liaison between customers, facilities team, and management.
  • Assesses planning issues and develops solutions to a variety of complex problems working with end users, project management team, and management to ensure that project objectives, schedules and budgets are met.
  • Formulates, recommends, and ensures compliance with approved standards and policies relating to building use, occupancy allocations, architectural & electrical/HVAC engineering, and permitting.
  • Gathers statistics and metrics, key performance indicators, vacancy maps and generates a variety of reports. Maintains databases, reports, and records. May participate in developing processes and procedures. Utilize DB tools/reporting such as FM Systems, SAP, or similar.
  • May provide guidance to end users/customers, program management, corporate Occupancy team to ensure accuracy.
  • Expected to work in a safe manner in accordance with established operating procedures and practices Additional Functions Other duties as assigned or required.

Job Qualifications:
  • Typically requires a Bachelors in Business Administration or related discipline and thirteen or more years of progressively complex experience in the project administration field with at least seven of those years in project management. May substitute equivalent experience in lieu of education.
  • Must have a complete understanding of building utilization/occupancy planning as well as knowledge of architecture and engineering design and construction methods and processes related to building construction.
  • Must be able to organize, schedule, conduct, and coordinate workloads to meet established milestones.
  • Must be customer focused and possess:
    • (1) a valid California driver's license with a good driving record verified by the DMV;
    • (2) the ability to identify issues, analyze and interpret data and develop solutions to a variety of complex matters;
    • (3) strong analytical, verbal and written communication skills to accurately document, report, and present findings to a variety of audiences;
    • (4) strong interpersonal skills to influence employees;
    • (5) the ability to represent the company on external projects; and
    • (6) strong computer skills.
  • Must be able to work extended hours and travel as required. Database expertise required in Excel (pivot tables), and FM Systems, SAP, or similar management database programs, preferred. Strong background/experience in real estate lease requirements.
